T&lt;/span&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;he spiral stairs currently leading from the ground floor to this level will be moved to be used for the 3rd level (replacing the stairs which can just be seen in the left foreground).&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;A new straight set of stairs will lead to this level &lt;/span&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;inside the new far eastern wall.&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;The current floor area shown above is ~54sqm &lt;/span&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;... unfortunately with limited use due to the A-Frame construction. &lt;/span&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;The glass door at the end leads onto the current balcony. &lt;/span&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;The view from this is over the playgound, dunes and Indian Ocean to the west.&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;The new open plan room with addition and new stair well will have a total floor area of ~80sqm - plus and extension to the from next to the new additional room (in front of the current one shown above). The new "Sun Room" will act as a buffer zone for the extremes in winter (winds) and summer (afternoon sun).
